1. Who Must Complete a Residential Rental Application?
All persons over the age of 18 that will be residing in the home must fill out a Texas Association of Realtors Application. You may print an application from our website under our Tenant section.

2. Is there an application fee?
Yes, the application fee is $35.00 per each person over the age of 18 that will be residing in the home and must be paid at the time the application is presented to Sulthar Properties in order for the application process to begin. The application fee is non-refundable unless certain circumstances apply.

3. Where do I bring the application & application fee?
You can fill out our online application and pay through our secure payment portal or you or your representative must bring the application(s) and application fee(s) to our office.

4. How long is the application process?
The application process can take up to three (3) business days.

5. What if you have multiple applications from different prospective tenants?
Applications are based on a “First Come, First Serve” policy. That is why it is very important to bring your application(s) and application fee(s) to our office as soon as possible.

6. How will I know if I am approved?
A representative from Best Property Management will contact you as soon as your application has been verified. An approval will be authorized if all of the tenant screening criteria are met.

7. How long will you hold a property for move in after the application has been approved?
Normally we will not hold the property longer than 14 days on a vacant property once the application has been approved. If the home is currently occupied, we will hold the home 14 days after the move out date of the prior tenant.

8. What happens if my application is denied?
If your application is denied per the tenant screening criteria, you will not be granted “right of occupancy”.

9. Do I get my application fee back?
If your application is denied, the application fee is non-refundable.

10. Is there a deposit?
Yes, the deposit is equal to one month’s rent or more based on our tenant screening criteria.

11. When is the deposit due?
The deposit must be paid within 24 hours of application approval. After approval we will create u an access to tenant portal and you can pay deposit there directly via ACH or you can use a credit card. All credit card payments are subject to 3% processing fee.

12. Do you allow pets?
Yes, on a case by case basis. No more than two (2) pets allowed. No aggressive breeds or any breeds mixed with aggressive breeds are allowed. Property owner makes rules and decision on pet policy for each f their property.

13. Is there a pet deposit?
Yes, a pet deposit must be paid prior to moving into the property. The standard pet deposit is $400.00; $200.00 is non-refundable and $200.00 is refundable based on the condition of the property at the time of move out. Some owner’s may require a higher deposit & it is the owner’s preference to do so. The pet deposit must be paid on or before your move in date.

14. What if I cancel my application after I have been approved?
If you cancel your application within 72 hours of approval we will retain the application fee & will refund the deposit(s). If you cancel after 72 hours, all deposits, including pet deposits are non refundable & become liquidated damages retained by Best Property Management LLC

15. When do I need to sign the lease agreement?
The lease agreement must be signed within 72 hours of approval. You may do this by scheduling a time to come into our office or we can have you and all other applicants sign the lease by electronic signature thru our DocuSign program.

16. When will I receive keys to the property?
You will receive keys to the property on the date specified in your lease as your initial move in date and as long as all monies have been paid to Best Property Management for which is owed per the lease agreement.

17. When is rent due for my move in?
A full month’s rent and any other monies owed will be due on or before the date specified in your lease as your initial move in date. Any pro-rated rent will be due the first day of the following month.

18. Can I pay any money owed with a check?
All monies owed to  Best Property Management  LLC must be paid with either a Cashier’s Check, Money Order, Bank Bill Pay or by Bank Draft.
